Industrial real estate in Australia is something sought after by protential Owner Occupiers; Investors, Superannuation Funds and Trusts.  Despite the Owner or reason for acquistion, an Industrial property assessment is one where the Direct Comparison assessments and analyses of $/m2 of improved land or $/m2 of GFA/NLA are often the most reliable.

We say this as tenancy rentals in industrial are highly seasonal in that when the market is up, so are achieveable rentals.

The opposite applies in a soft economy and industrial real estate market.  Further there are many industrial properties owned by Superannuation Funds and leased by a company associated with the Owner(s) of the Fund.

The Capitalisation of the Net Annual Income is still a primary method and is calculated exactly the same way as in Commercial property above, but a good Valuer, will ensure that the rental evidence he is relying upon is ‘arms-length’ and reliable for the valuation assessment.  Once this leasing evidence is ratified, the appropriate methods of valuation are completed.
