Rural Property

Rural property is a widely varied term for what are a diverse group of rural based/styled businesses located around Australia.

One only has to watch ABC Australia’s Landline program to see that not only are their massive cattle stations, dairy farms and sheep-wheat properties in Australia, but that there are specialist poultry growers, small and highly efficient organic growing industries, businesses that simply exist to export to Asian consumers.  The list is endless.

The take away point here is that in this country, Rural experienced Valuers, are thin in number and often will stick to what they know and specialise in that business type.

The Rural sector, has to be admired, as they are up against it from the day they start with higher fuel prices, isolation, transport issues, staffing issues, droughts, floods and Governments.

It is becoming quite clear that Australia has a big part tyo play in feeding Asia and this is no more obvious than in the Beef Industry where the Multi National companies have been acquiring the big end of town beef cattle stations for some time now.

A good Rural Valuer will tell he can or he can’t do a particular job as that diversity requires Valuers with different knowledge and talent.  The true Rural Valuer simply doesn’t analyse the market evidence by dividing the sale price by the number of hectares, he digs deeper into the business, the practices, the workings, the achievements, the losses.

He might be a Valuer, but he needs to be a business analyst and to ask the right questions and make the right enquiries as to sustainability of supply to meet contractual needs or the general buying market for his product.

He needs to work with the parties for whom he acts and they in-turn need to be prepared to work with him, so as to ensure that a valuable, objective market valuation is provided.
